Contract-to-close
Contract-to-close is where deals can quietly fall apart. Your Offer-to-Close Checklist is the system that runs every deal the same way, so nothing slips between accepted offer and keys in hand. This is the back-end that lets you carry a full pipeline without dropping a single ball. There is strategy behind all of it.
What this checklist does
It takes the chaos out of the most legally and emotionally loaded stretch of the deal:
Every deadline (inspection, appraisal, financing, title, closing) tracked in one place
Every contingency and document accounted for
Clear hand-offs between you and your TC, so nobody assumes someone else "had it"
The same buttoned-up experience for every client, every time

Make your own copy and customize it to your state, your forms, and your workflow:

It also lives in the Toolbox Templates Library so you can always find it.
Link it to your email templates
Like your listing checklist, this references most of your communication templates. Our own checklist has direct links to the email templates built right in — so an admin can work down the list and open the exact status-update or deadline email they need without hunting. Wire yours up the same way once your templates have a home. As a reminder, we covered how to use the templates in the Communication Blueprint chapter.
The "25-point Contract-to-Close System"
In the Seller Guides you'll see I reference a 25-point Contract-to-Close System. That number comes from grouping these checklist steps into bigger "buckets" for presentation — I don't put the raw checklist in the guide, but I walk clients through the system at the appointment.
Pro tip: edit your guides to reflect your custom number of steps so everything lines up when you show clients exactly how you manage their deal. (The 17-point Listing Launch version is in the New Listing Checklist lesson.)
Bonus— hiring guide
This checklist doubles as your SOP and training guide for a new transaction coordinator or admin. Plug and play — hand it over and they run your closings exactly the way you do.
Let AI do the heavy lifting
Build your version: paste your buyer and listing processes into Claude and have it generate a custom Offer-to-Close Checklist you can drop into a Google Doc.
Turn it into a training SOP: have Claude expand each step into a "how to do this" SOP so your next TC is productive on day one.
