Conversion: 25–35% (8–12% on cold traffic vs. 1–3% generic)

How it works: A market report for ONE specific neighborhood. 90-day sold comps, HOA quirks, school updates, what's coming. Updated quarterly.

Why it kills: Generic market reports = AI bypass. Hyperlocal = AI can't touch it. 90% of leads who download own in that exact neighborhood. Solves the "generic" problem coaches are screaming about.

What goes on it

Headline — clear, direct, benefit-driven. Examples for the new lead magnets:

Short description — 2–3 bullet points about what they'll get.

Opt-in form — keep it simple: first name + email. Every extra field cuts conversion ~11%; forms with more than 3 fields drop conversion 40–60%.

Build it with Claude

If you set up your email platform earlier in the course, you already picked one that accepts direct HTML. That means you don't need a separate landing page tool. Claude builds the page. You paste it into your email platform.

  • Not getting opt-ins? Your landing page copy is the problem. Boring headline. Vague promise. Too many words. Cut, sharpen, test.

  • People stop replying mid-sequence? Sequence is too long or not valuable. Cut emails. Make every one earn its place.
