Segment your list

The #1 mistake: sending one message to everyone.

A nurture drip is 3–5 emails that run automatically after someone enters your list. It builds trust, delivers value, and points them toward working with you — while you're off living your life.

Build these two before anything else.

The Buyer Nurture Drip

Triggers when someone downloads your buyer lead magnet (Buyer-Readiness Quiz, hyperlocal market report, etc.).

  • Day 0 — Welcome + delivery. "Here's your [lead magnet]. Here's who I am. Here's what's coming."

  • Day 2 — Education. "3 Mistakes Buyers in [your market] Make When Interest Rates Move" — useful insight, no pitch.

  • Day 5 — Action invite. "Want to see what's actually on the market under [$X] in [your market]?"

The Seller Nurture Drip

Storytelling beats robotic drips

Rules that work:

  • Specific beats vague. "5 New Listings Under $600K" beats "This week's update."

  • Curiosity beats clarity sometimes. "What we're telling sellers right now (and why)" gets opened.

  • Local beats generic. "What's happening in Lake Oswego this week" beats "Market update."

  • Numbers + questions both work. "3 things sellers get wrong about pricing" / "Should you sell before fall?"

Best send days + times

Send timing matters more than most agents realize.

  • Just Listed + Open House emails: early Saturday morning. (Rebecca's data: open rates jumped from 27% to 40–50% on Saturday AM sends.)

  • Weekly newsletter or content emails: Tuesday or Thursday for highest engagement. Thursday before 7 AM is the sweet spot.

  • Nurture drip emails: any day works, but mornings outperform evenings.
