Find the clients hiding in Facebook + Instagram
Some of your clients never emailed you. They messaged you about a listing, asked a question in Messenger, or slid into your Instagram DMs. Your inbox never saw them, so the main steps couldn't find them.
This bonus finds them. It also fills in contact info for the past clients Step 4 couldn't reach, and shows you which Facebook friends aren't in your database yet.
"In 2022, I sold a $1.5m home and a $1.2m home after directly engaging with people who liked a post on my IG account. I didn't recognize the name or the person who liked a listing I posted, so I followed them back and sent them a DM to say hello and say something more about the listing they liked. There began the relationships that led to $67,500 in income."

Download your data
Request it on a computer, pick JSON as the format, and only choose the pieces below. It can take a while to be ready, and Meta emails you when it is.
- Facebook: Settings, then Accounts Center, then Your information and permissions, then Download your information. Choose Download or transfer information, pick your Facebook account, then Specific types of information: Friends and Messages. Choose Download to device and set the format to JSON.
- Messenger's newer chats: most personal Messenger chats are now end-to-end encrypted, and those aren't in the download above. In Messenger, go to Settings, then Privacy & safety, then End-to-end encrypted chats, then Message storage, and choose Download secure storage data.
- Instagram: same Accounts Center steps, but pick your Instagram account and choose Followers and following and Messages.
Unzip the downloads. Upload the friends, followers, and messages files, plus your Master Contacts.csv and your Closings files.
Run the prompt
I'm uploading my Facebook and Instagram data downloads (friends, followers, and messages), my Master Contacts.csv, and my Closings files for [YEARS]. 1. Read my messages and find every conversation about real estate: a house, a listing, a showing, an offer, a closing, a pre-approval, a move, or a property address. 2. For each person in those conversations, record: name, platform, Instagram handle if there is one, date of the most recent message, and one line on what we talked about. 3. Match them against my Master Contacts.csv and my Closings files. Skip anyone categorized as an Agent, Lender, Escrow / Title, or Vendor. Give me three lists: - Past clients missing an email or phone: anything they shared in messages that fills the gap, and how to reach them (Messenger or Instagram handle). - Real estate conversations with people who aren't in my contacts. Mark anyone who looks like they bought or sold with me. - Facebook friends who aren't in my contacts, so I can decide who belongs in my sphere. Don't guess. Mark anything you're unsure about.
Work through the second list first. Those are the people you forgot you helped. Add them to Master Contacts.csv, and reach out the way you'd reach out to anyone in your sphere. Then have Claude add any missing emails or phones from the first list to your Closings files.
Up next, Bonus 3: birthdays.
