Step Away From the Redfin Links
Quick reminder- when sharing links to listings on social media or sending text messages, email marketing pieces, etc. you want to keep a user engaged with you. Sending a Redfin link puts the user one click away from scheduling a showing with a Redfin agent (no offense intended to any of my Redfin agent friends). Always best to use links from your own website, NOT a company or brokerage website, even if you have a page on that broker website because it is likely just a page, and that too puts a user one or two clicks away from scheduling a showing with another agent. Don't yet have your own website- no problem! Below are a few easy workarounds!
Share Your Listings
Create an Email Marketing Piece
We use and love Flodesk. Most email marketing systems allow you to generate a link for any piece you create. Here's an example of a property listing that we created in Flodesk. Grab the link for this and use it in your IG stories or social media posts. You can even text it to someone.
If you are a Flodesk user: Grab our flyer template here.
If you are not yet a Flodesk user: Sign up and get 50% off of your first year by using this link.
Use your CMA Program
Many CMA programs, such as Cloud CMA, automatically generate flyers like this, with the click of a button, simply using data from your MLS.Use this link in your Instagram Stories to share pertinent property details, plus what an easy way to generate a great looking flyer! We're all about multi-purposing!
Property Alerts
Whatever system you are using to send property alerts may also offer a quick and easy way to share listings without directing any business away from you. I use my website for this as I really like to keep everything in one place when at all possible but Real Scout is a great option if you are on the hunt for a solution for a property alert system!
Happy Link Sharing!

Interested in learning more about how to implement ManyChat in your business, shoot me a message. We're thinking about hosting a free workshop next month!
52 Weeks of Conversation Starters
What are you talking to your buyers about these days? I'm still hearing a bit of trepidation from some. I get it! Interest rates, the NAR settlement, Buyer Broker Agreements. Lots of change in a buyer's mind. Below is something that I love to share with buyers when they're trying to decide if buying makes sense right now. Grab it all and make it your own. If you're a Canva user, the page template can be found here. Copy, paste, and use the text for social media or your buyer presentations! Need a stellar Buyer Presentation, click here.
So when is the best time to buy a home? The best time is usually in the past, but ultimately, the best answer to help your buyers is to tell them the best time to purchase is when they are ready. On the other hand, it's equally as important to educate your buyers. Snag the graph below and start a conversation with your buyers about appreciation and the value of buying where you can afford.
We can change final interest rates to 5-6% by negotiating buydowns. What we cannot change is affordability and appreciation. Waiting for interest rates to come down just does not add up.
The chart below shows the trajectory of mortgage interest rates compared to average home prices in the Portland Metro area over 26 years. The 1972 buyer who said they wanted to wait until rates came down would have had to wait for 26 years before that happened! BUT, that's not the worst part.
That same buyer lost out on a 700% return based on appreciation over the same 26 year period.
