Searches for Homes Are Surging

Google recently reported that searches for “homes for sale” just hit a two-year high across the U.S.*

That means more people are starting to look again — whether out of curiosity, early planning for 2026, or hoping for more affordability. Buyer activity online tends to pick up before it shows in actual sales data, so this early uptick is one to watch.

  • The average U.S. home value is around $364K, up slightly (0.1%) from last year.

  • Inventory is climbing — active listings jumped more than 30% year-over-year this spring.

  • Homes are taking longer to sell: about 62 days on average (roughly a week longer than last year).

  • Roughly 1 in 5 listings nationally had a price reduction last month.
