Listing Intelligence Tool
A tool that holds information on your listings and turns it into a finished, appraisal-ready or marketing package whenever you need one.
Why this exists
On November 2, every appraisal submitted through the Fannie Mae and Freddie Mac system must use the new UAD 3.6 appraisal report.
That sounds like an appraiser problem. It isn’t.
The new report captures far more detailed information about the property, including:
- Roof age
- Kitchen and bathroom updates
- Converted spaces
- ADUs
- Solar and other energy efficient features
- Outbuildings and amenities
- The condition of individual components
- Defects, damage, and deficiencies
This is not a new rule imposed directly on real estate agents. But it is about to expose every agent whose listing intake consists of asking the seller, “What have you updated?”
When the appraiser needs more specific information, “The seller thinks it was updated sometime around 2017” is not a particularly impressive answer.
Your job is not to determine the appraised value or tell the appraiser how to do their job. Your job is to make sure the property information is accurate, organized, documented, and available before somebody has to chase you—or your seller—for it.
That’s what this tool is for.
How it works
Start a listing
Name it by address. The property gets its own record, separate from everything else inside your tool. You can have as many going at once — there are no storage limits inside the tool.
Fill in what applies
- Property information with relevant links and documentation
- Major system ages
- Kitchen
- Bathrooms
- Additional structures
- Other improvements
- Energy features
- Notes
Everything is collapsed until you expand it, so you’re never staring at a wall of fields.
Add three bathrooms and you get three bathroom sections. Add an ADU and a shop, and it builds a full section for each. Leave the rest blank.
Come back to it
Start at the listing appointment, add the seller’s answers a week later, add the permits when they turn up. Switch between properties from the dropdown at the top of the tool.
Download the package
One click, and it builds a clean PDF from what that property actually has. Only the sections you filled appear — no blanks, no empty pages, nothing to delete. Your name, email, phone and the property address are already on it.
Do it the day the appraisal gets ordered, or anytime you want accurate property detail for marketing.
Side note
This makes for great additional information in your MLS if these fields don’t exist.

Two things to do when it opens
1. Bookmark the page. The tool opens in its own tab. That page is your tool from now on — your listings are saved there, so coming back to it is how you find them again.
2. Start your first listing. Name it by address and start filling in what you know. Everything saves as you type. There is no save button and nothing to submit.

Where your information lives
This is a tool that runs on your computer. It is not a website that collects information.
When you type into it, your own browser does the saving — the same way it remembers your passwords, or keeps what you left in a shopping cart. That happens on your machine. Nothing is sent to me, to the Academy, or to anyone else.
Every agent who opens the tool gets a blank one. Yours fills up with your listings. Another agent’s fills up with theirs. The two never touch, because neither one ever leaves the computer it’s sitting on.
If you lost your listings tomorrow, I could not get them back for you. Not because of a policy. Because I never had them.
Two things that follow from that
Your listings stay on the computer and browser you started them on — they won’t show up on a different machine. And clearing your browser data erases them. The Export button downloads a file for any listing you want to keep or move.
A note on valuation
None of this changes an appraisal outcome. The appraiser reaches their own conclusion independently. This is about being organized and efficient, and giving them as much accurate information as we possibly can.
