The Local Market Intel Machine
Use this any time you get a market report, Altos update, or MLS stat pack. Uploads a PDF, pastes data — either works.

"I'm a real estate agent. I've attached a local market report for my area. Based on the data in this report, I need you to create [pick one or more]:
- Talking points I can use with a [buyer / seller] client considering a home in the [$ price range] range
- A social media post (casual, conversational, under 150 words) highlighting the most interesting takeaway from this data
- A blog post (400–600 words) breaking down what this market data means for [buyers / sellers / both] in plain English
- A listing appointment brief for a home priced around $[X] — pull from the segment data to show me what's happening in that price tier
Why this one matters: Most agents spend an hour staring at market data trying to figure out what to say. This one prompt turns any market report into client talking points, a social post, a blog, AND a listing brief — in about 30 seconds. Instead of sitting in the data, you're out using it.

The Listing Presentation Killer
Use this the night before any listing appointment. Or the morning of, if that's how you roll.

"I have a listing appointment at [address]. The seller is thinking about listing at around $[X]. Their timeline is [X]. Their motivation for selling is [X]. Recent comps and market context: [paste data or summary].

- The one objection they're most likely to raise, and exactly how I handle it
- A one-paragraph "why now" narrative I can open the appointment with that ties market conditions to their specific situation
Why this one matters: You stop winging listing appointments. You walk in with a rehearsed opener, a pre-answered objection, and three reasons you're the right call — all tied to that specific seller, that specific house, and today's market. This is how the top 1% prep.

The Database Goldmine
Run this once a quarter. Better: run it monthly. Your database is sitting on money you aren't collecting.

- Give me a specific first-sentence opener I can send today — not a template, a real message for that specific person based on what I know about them
Why this one matters: Every agent has a database. Almost no agent actually works it. This prompt picks the 10 conversations you should be having this week — and writes the opening line so you stop procrastinating. That's it. That's the whole play.

The Listing Copy That Doesn't Suck
Every time you take a new listing. One prompt. Four deliverables. Done.

- An email to my database announcing this listing — warm, personal, not blasty
- A personal post from me, written in first person, about why I took this listing and what makes the seller/home/neighborhood worth talking about
Why this one matters: Listing copy is the single biggest time suck most agents don't talk about. You write the MLS, then the caption, then the email, then the post — and by the time you're done it's 9pm. This prompt collapses all four into one ask. Four outputs in one shot. You're back to your life.

The 30-Minute CEO Day
Every Monday. Before you do anything else. Works best when your Google Calendar is connected to Claude — no copy/paste, no setup, just ask.
